How much does it cost to put a manufactured home on my property?

The total project cost depends heavily on the property and the home you choose.

In addition to the cost of the home, your project may include permits, engineering, foundation work, grading, excavation, transportation, crane services, utility connections, septic or sewer, electrical work, and other site improvements.

Because every property is different, we recommend a site evaluation before providing an estimate for the complete project.

Does the price of the home include installation?

Not necessarily. The home price and the costs associated with preparing and installing the home are separate considerations.

Do you offer financing?

What is a pit set?

Do you transport the manufactured home?

Yes. We coordinate transportation of your manufactured home to the property.

Do you handle the crane?

When a crane is required for installation, we coordinate the crane services as part of the installation process.

Who installs the home?

Do you handle permits and inspections?

Yes. Our full-service approach can include helping coordinate permitting, engineering, installation requirements, and final inspections.

How long does it take to get a new manufactured home?

Lead times vary depending on the manufacturer, model, options, production schedule, transportation, permitting, and site preparation.

Utilities & Property Requirements

Do I need a well?

If your property does not have access to a public water system, a well may be required. Existing wells should be evaluated to determine whether they can adequately serve the new home.

What about septic?

If public sewer is not available, your property may require a septic system. Site conditions and local requirements determine what type of system may be necessary.

What about electricity?

Your property will need an appropriate electrical service connection. This may involve coordination with PG&E and potentially additional electrical work depending on the existing service.

Does my property need to be flat?

Not necessarily. Manufactured homes can be installed on a variety of properties, but slopes and uneven terrain may require additional engineering, grading, excavation, retaining structures, or other site work.

7. Deliver and install your home.
We coordinate transportation, crane services when needed, and installation.

8. Complete inspections and move in.
Once the required work and inspections are complete, you're ready for the next chapter in your new home.
